Nod for building, layout plans in Bengaluru? Check for NGT norms first
BENGALURU: If you are planning to own a property near a lake or rajakaluve (stormwater drain) in the city, here is a caution notice. You need to check with BBMP, BDA (Bangalore Development Authority) or any other planning authority and implementing agency to ensure it’s not in violation of the new buffer zone norms set by the National Green Tribunal (NGT) recently.
Following the NGT order in the Agara-Bellandur wetlands encroachment case, both BBMP and BDA, which give sanction for plans and form layouts respectively, are changing their rules and regulations. A senior official from the BBMP town planning wing said they have already instructed joint commissioners of all eight zones to ensure all the plan sanctions of buildings and other modifications to structures in the vicinity of lakes and rajakaluves adhere to the new norms.
“As per the NGT , bengaluru norms, no construction should be undertaken in the buffer zone — 75 metres from the lake boundary. It means no plan sanction or building approval should be given here. Similarly, no construction should be allowed in buffer zones of storm water drains,” said the official.
Another official said zonal and town planning officials have been told to reject applications if they are in violation of the above norms. “The civic agency will issue a circular asking buyers to be careful while dealing with properties near lakes or drains,” he added.
