40 get notice for commercial use of property in Gr Noida
Following complaints of unauthorised activity being carried out in non-conforming areas in the city, the Greater Noida Industrial Development Authority (GNIDA) has decided to get tough with all allottees violating norms. The Authority has warned property owners of residential areas to stop all illegal and unauthorised activity within 15 days or face strict action. While 40 show-cause notices have been issued to residential property owners, 20 IT/ITES plots have been cancelled for being non-functional.
According to officials, a survey is being carried out by GNIDA to identify erring allottees. “Last week I directed my team of officials to carry out a survey and identify such allottees,” said Janardhan, additional CEO, GNIDA. “Forty allottees of residential property have been issued show-cause notices and asked as to why their lease deeds should not be cancelled as they are indulging in non-conforming activity from their premises,” he told ETRealty (TOI).
“These allottees are operating paying guest accommodation, hostels, shops, clinics and offices. They have been asked to stop all ‘unauthorised’ activity with immediate effect,” Janardhan said. “If these property owners do not respond or close shop on their own and before the announced time-frame, they are likely to face lease deed cancellation of their properties,” as they are flouting the norms of the Industrial Development Act 1976,” Janardhan said.Meanwhile, adopting a stern attitude towards lack of enthusiasm among allottees of institutional plots to set up functional units, the GNIDA has also cancelled the lease deed of around 20 Institutional plots reserved for IT/ITES activities. “We have identified about 82 such plots, where allottees have not responded to notices issued by the Authority to regularise payments, pay lease rent, and utilise the land allotted to them,” said Deepak Agarwal, chief executive officer (CEO), GNIDA.
“Some of this land has been allotted more than 10 years ago, but allottees have failed to pay their dues,” he said. “Many of these allottees have failed to make their units functional and are just holding on to the land,” he said. Last week, GNIDA had cancelled the lease deed of around 10 industrial plots for the same reason.”Greater Noida is already facing a funds crunch. With this land bank, we will initiate a fresh scheme and give the land to entrepreneurs who will set up industry and institutions in Greater Noida,” the CEO said. “The basic thrust of the drive is to ensure that industrial and institutional units are set up in a time-bound manner so that employment generation is boosted and revenues are earned,” he said. Officials also said that soon GNIDA would launch a fresh scheme to allot these confiscated plots in an attempt to increase habitation, generate employment and provide impetus to the city.
